Position Summary
The Capital Markets Associate will be responsible for the sourcing,
structuring and documenting of real estate debt for the firm's
private equity real estate platform.
Principal Duties and Responsibilities
This list of duties and responsibilities is not all inclusive and
may be expanded to include other duties and responsibilities, as
management may deem necessary from time to time.
- Works collaboratively with other Capital Markets team members
in determining the strategy behind each debt execution.
- Assists in negotiating, documenting, and closing A&D,
construction and permanent loans pertaining to all acquisition and
development-oriented investments.
- Develops and maintains relationships with prospective
construction and permanent lenders to source efficiently priced
capital for all new acquisition and development opportunities and
refinancing of existing portfolio investments.
- Works collaboratively with Investments team members to prepare
financing packages for each debt execution.
- Works with the Investments team and third-party consultants to
define hedging strategies associated with each debt execution.
- Works collaboratively with the Accounting team to coordinate
the use of the platform's subscription line of credit and project
level financings in connection with the Firm's investment
activities.
- Assists in managing and driving loan assumption processes in
connection with the monetization of investments.
- Monitors loan transaction flow process and respective timelines
to ensure deadlines are met and that each loan closing is advancing
according to the appropriate schedule.
- Prepares weekly progress reports and communicate status during
regularly scheduled team meetings.
- Sources local lending relationships (e.g. banks and other
commercial lenders) in target markets to achieve optimal execution
when warranted.
- Assist in populating database of local and regional debt
providers to create efficiencies in the debt procurement process
within targeted markets.
- Proposes the most efficient and effective execution on a
deal-by-deal basis given the profile of specific investments or
refinance initiatives.
- Collaborates with the Investments team to facilitate concurrent
closings of investments and debt.
- Manages the productivity of any brokers that serve as
correspondents in the permanent lending markets (e.g. life
insurance company executions).
- Contributes to the preparation of investment committee
memorandums pertaining to capital markets.
- Monitors changes in the debt markets and provides
recommendations as to timing of any refinancing from a portfolio
management perspective.
- Stays current with market trends in the real estate lending
space and shares market updates with team.
- Other ad hoc assignments and special projects as assigned by
the Firm's management across all functional areas in the platform.
Knowledge, Skills & Abilities
The requirements listed below are representative of the knowledge,
skills, and abilities required to perform this job successfully.
- Bachelor's degree in Finance, Real Estate, Business
Administration, or equivalent combination of education and work
experience. Master's degree strongly preferred.
- A minimum of 3 years of real estate experience with proven
experience to develop and maintain trusted relationships internally
and externally.
- Demonstrated experience in sourcing debt, negotiating legal
documents, and structuring transactions.
- A self-starter with strong judgement and ability to spot
opportunities and develop creative solutions.
- Results-driven and ability to work collaboratively as well as
independently.
- Displays the utmost attention to detail.
- Highly organized and able to multi-task in a high-paced
environment (time management skills) with a strong sense of
urgency.
- Must have strong interpersonal and communication skills.
- Advanced knowledge of Microsoft Office and proficient in Excel,
Word, PowerPoint.
